An overwater villa is a villa built on stilts above the sea or a lagoon, reached by a jetty or walkway. Most have a deck with direct sea access. It is one of the most photographed room types, and also one of the more expensive.
A useful companion read is overwater villa privacy and noise.
Why does overwater villa matter for us?
The view and the sound of water are real strengths, and they suit couples who want a special first stay. The trade-offs are worth checking: neighbouring villas can be close, walkways carry foot traffic, and the sea can be rough in the monsoon. Some are far from the main restaurant, which matters if you want easy halal meals or prayer space.
How does overwater villa show up in a quote?
A listing may read “Overwater villa with deck, sea view, steps to the lagoon”. Look for what the photos do not say. How close is the next villa, does the walkway pass your deck, and is there a private plunge pool or only a shared jetty? Ask which exact villa number is being offered.
What should we ask about overwater villa?
Put these questions to the resort or agent, and ask for the answers in writing:
- How close are the neighbouring villas, and does the walkway pass our deck?
- Is sea access safe all year, and is there a monsoon closure?
- How far is it to the main restaurant, and is there a buggy or boat?
- Is the villa air-conditioned and quiet at night?
