An overwater villa feels private when it sits at the end of a jetty and no one walks past your deck. It feels much less private if the walkway runs along your front and your neighbour is two metres away. Ask for the site plan and check four things: walkway, deck direction, neighbours and sound.
We cover this in our privacy and rooms topic. For the definition, see our glossary entry on the overwater villa.
What does the site plan tell us?
A site plan shows the jetty, the walkways and every villa. Request one for the exact villa you are booking, not a general map. Mark where guests and staff walk.
Photos are taken from the best angle. A plan shows what a photo hides. Our neighbour sightline test uses the same method on a map.
How do we read walkway traffic?
Walkways carry guests, staff and housekeeping carts. A villa at the very end gets the least traffic. A villa near the junction or the restaurant gets the most.
Ask three questions.
- Do guests from other villas walk past your deck on the way to the beach or restaurant?
- How often do housekeeping and meal service pass?
- Is the walkway lit at night, and are there lights pointing at your deck?
Which sounds should we expect?
Water sounds are the pleasant part. Other sounds are harder to avoid.
| Sound | Source | What to ask |
|---|---|---|
| Footsteps | Wooden boardwalks | Where do staff walk? |
| Boat engines | Dock or transfers | Where is the dock, and when do boats run? |
| Pumps and air-con | Plant under or beside villas | Where are the units? |
| Voices | Neighbouring decks | How close is the next villa? |

What about staff access and the deck?
Butler and housekeeping staff will visit. In an overwater villa, they may walk along your deck or beside your door. Ask when service happens and how you can set a do-not-disturb routine.

Is an overwater villa still worth it?
For some couples, yes. The setting is distinctive and the sound of water is calming. It is worth it when you choose the right position and know the trade-offs in advance.
If privacy is your top need, a villa at the end of a jetty or a separate beach villa may suit better. Ask the resort to compare both.
What should we do next?
- Request a site plan marking your villa, the walkways and the dock.
- Ask which direction your deck faces and who can see it.
- Ask about boat times, service times and unit locations.
- Send us the replies, and we will compare the villas as a total for two.
